Acceptance

These Terms of Service ("Terms") govern your use of chasingsunsetsaz.com and your relationship with Chasing Sunsets, operated by Gledhill Management LLC ("we," "us," or "our"). By visiting the site, submitting a booking, or receiving our messages, you agree to these Terms.

Booking

Bookings are subject to our rental agreement, house rules, and cancellation policy in effect at the time of booking. All stays require identity verification, a signed rental agreement, and a refundable damage deposit hold as described during checkout.

Payments and refunds

Payments are processed by Stripe. We do not store full card numbers on our servers. Refunds, when applicable, are governed by your rental agreement and the cancellation policy in effect at the time of booking.

SMS Terms & Conditions

Chasing Sunsets is operated by Gledhill Management LLC. By opting in to SMS communications from Chasing Sunsets, you agree to receive text messages related to your reservation and stay. Messages may include booking confirmations, identity-verification requests, pre-arrival instructions, check-in information, property access or smart-lock codes, check-out reminders, responses to guest inquiries, and post-stay communications.

Message frequency varies and is typically approximately 5–9 messages per reservation. Message and data rates may apply.

Reply STOP to opt out of SMS messages at any time. Reply HELP for assistance.

Consent to receive SMS messages is not a condition of making a reservation or purchasing any goods or services.

Carriers are not liable for delayed or undelivered messages.

Use of the site

You agree to use the site only for lawful purposes and not to interfere with its operation, attempt unauthorized access, or use it in any way that could damage or impair the service.

Intellectual property

All site content — text, photos, videos, branding — is the property of Gledhill Management LLC or licensed to us, and is protected by copyright. You may not reproduce or distribute the content without our written permission.

Disclaimer of warranties

The site and our messages are provided "as is" without warranties of any kind. We do not guarantee uninterrupted operation, error-free delivery of messages, or the accuracy of third-party content (such as map directions or local attraction listings).

Limitation of liability

To the fullest extent permitted by law, Chasing Sunsets and Gledhill Management LLC are not liable for any indirect, incidental, or consequential damages arising from your use of the site or our messaging services. Our total liability is limited to the amount you paid for your most recent booking.

Governing law

These Terms are governed by the laws of the State of Arizona, without regard to conflict-of-law principles. Any dispute will be brought in the state or federal courts of Maricopa County, Arizona.

We may update these Terms from time to time. The "Last updated" date at the top of this page reflects the most recent revision. Continued use of the site or our messaging services after a change constitutes acceptance of the updated Terms.
